Camden Old Creek

In the heart of San Marcos’s hills, Camden Old Creek stands as a compelling architectural solution to the complex demands of modern urban development. Developed by Camden, this 350-unit community is a masterful response to a challenging site, transforming issues of topography, density, and parking into a coherent and livable environment.

The design team’s approach was to forgo a sprawling, suburban model in favor of a dense, walkable village. The project’s site plan is organized into small neighborhood sub-blocks that intentionally echo a city block layout. This clever strategy addresses high-density requirements while fostering a sense of community and human-scale intimacy. The architecture is a study in functional elegance, with a strategic mix of three-story flats and three-story townhomes, each featuring convenient tuck-under garages that resolve intense parking demands without sacrificing the streetscape.

It is meticulously integrated into a park-like setting, with abundant open spaces, a central clubhouse, and a resort-style pool that serves as the heart of the community.
