Jordan Valley TOD (Novi)

“Jordan Valley TOD,” also known as “Novi,” is a transit-oriented development (TOD) that represents a new urban vision for West Jordan, Utah. This master-planned, mixed-use community is a direct response to the growing need for a more connected, walkable, and sustainable lifestyle in the region. Situated on 42 acres and anchored by the Jordan Valley TRAX light rail station, the project integrates residential, commercial, and green spaces to create a vibrant hub that minimizes reliance on cars.

The architecture of Novi is a blend of modern design and community-focused elements. The buildings are conceived to be human-scale, with varied materials and designs that create a visually appealing streetscape. Open-concept floorplans, expansive ceilings, and large windows fill the residences with natural light, while smart home technology provides a seamless and contemporary living experience. The design prioritizes pedestrian-friendliness, with interconnected streets and a network of walking trails, including a 2.82-acre greenspace along Bingham Creek.

Beyond the individual apartments, the architectural vision extends to a comprehensive array of community amenities that foster social connection and an active lifestyle. These include multiple clubhouses, a resort-style pool with year-round spas, a 24-hour fitness center with a yoga studio, and outdoor gathering spaces with fire pits and barbecue grills. The project’s design embodies the principles of TOD—compact development, a diversity of uses, and a pedestrian-first approach—to create a dynamic and sustainable community that is both a destination and a home.
